Real Estate Investor Leads: Where They Are and How to Call Them

5 min read

LeadQuasar's Real Estate Investing category has 747 contacts in 21 states. 91% include a person's name and 93% have a phone number, but only 12% (86 records) have an email address. It is a small, Texas-heavy list, and the way to work it is by phone.

Who is in a real estate investing list

Real estate investors come in a few types, and they want different things:

  • Fix-and-flip investors buy distressed homes, renovate and sell. They need deals, short-term financing, contractors and fast closings.
  • Buy-and-hold landlords build rental portfolios. They need long-term financing, property management, insurance, tenant screening and maintenance.
  • Wholesalers put properties under contract and assign them to other investors. They need motivated sellers and a buyers list.
  • Small funds and syndicators pool money for larger deals. They need investors, legal and accounting help, and deal flow.

Job titles are largely missing from this set, so you won't know which type a person is from the record. Use the website (listed on 60% of records) or the first minute of the call to find out. "Are you mainly flipping, holding rentals, or both?" is a fair opening question, and investors are used to it.

LeadQuasar also has a separate real estate investor category, and property management is worth a look if you sell to landlords.

What sells to investors

Investors are deal-driven and numbers-literate. They care about three things: finding deals, funding them and cutting the cost of holding them. Your pitch should map to one of those.

If you sell Lead with
Hard money or DSCR lending Speed to close and what you fund
Off-market deals or wholesale contracts Location, price and the numbers on one real deal
Contracting and renovation Turnaround time and fixed quotes
Property management Vacancy, rent collection and maintenance handled
Insurance Cover for vacant and rental properties
Title, legal or accounting Clean closings, entity setup, tax planning

Don't pitch in generalities. An investor can tell within a sentence whether you understand their market. Name a neighborhood, a price band or a deal type.

Where real estate investing contacts are concentrated

State Contacts With email With phone
Texas 286 37 270
Colorado 190 23 178
Arizona 96 6 86
Tennessee 48 6 47
California 42 4 35
New Mexico 32 3 31
Indiana 30 4 27
Florida 5 2 5

Texas and Colorado hold most of the list. Within Texas, Houston has 110 contacts, Dallas 74, Austin 49 and San Antonio 36. Denver has 69 of Colorado's records, and Phoenix 92 of Arizona's 96. Smaller clusters include Albuquerque (30), Indianapolis (29), Nashville (26) and Los Angeles (25).

Be honest with yourself about the coverage. This is not a national investor database, and Florida has only 5 records. If you work Houston, Dallas, Denver or Phoenix, though, there is enough here for a focused local campaign.

Calling investors

With 93% phone coverage and 12% email, the phone does the work.

  1. Call early or late. Active investors spend the middle of the day at properties, meeting contractors or at closings.
  2. Be brief and specific. Who you are, what you do in their city, one question.
  3. Expect to be qualified back. Investors ask hard questions fast: rates, fees, timelines, track record. Have the answers.
  4. Follow up with numbers. If they show interest, send a deal sheet, a rate sheet or a one-page summary, not a brochure.
  5. Use email where you have it. 86 records include an email address; Texas has 37 of them. Our cold email guide covers the structure.

Investors talk to each other, at local meetups and investor clubs. One good relationship in a city often leads to introductions. Follow CAN-SPAM and any state rules on calls and email.
