Three groups show up. Individual investors (Real Estate Investor, Investor) are usually doing their own deals and make every decision themselves. Firm leaders (Owner, President, CEO, Managing Partner, Principal, Founder) run an investment company, and may have a team, a fund or partners behind them. Agents who invest (Realtor, Real Estate Agent) sit on both sides of the table: they can be a buyer, a referral source or a competitor for the same deal.

Write to each group differently. A hard-money lender pitches an individual investor on speed and flexibility, a firm on capacity and repeat terms, and an agent-investor on referral fees.

What a good first message looks like

Investors get pitched constantly, mostly by people who want something. Stand out by offering something useful.

  1. Lead with the deal, not your company. "I have a 3-bed in north Houston under contract, rent-ready in 30 days" gets opened. "We are a full-service investment partner" does not.
  2. Be specific about your market. Name the neighbourhood, the property type and the price band.
  3. Make one ask. "Want the numbers?" is enough.
  4. Follow up with substance. A second email with a comp or a closed-deal example does more than "just checking in".
